Tram Depot ‘Gilini Group begins regeneration of Clapton’s historic tram depot

In February 2024, Gilini Group acquired the Tram Depot in the heart of Clapton, assuming responsibility for transforming the site into a thriving, inclusive, and community driven hub that reflects the vibrancy of the local community, whilst respecting the original footprint and rich history of the site. 

Formerly Lea Bridge Tramways Depot and located on Upper Clapton Road in E5, the development began its life in the 19th century as a horse tram depot and stables, housing 600 horses at its height.  

The site required improvements to infrastructure, along with an increase in visibility to boost footfall for local businesses, foster community connection, whilst ensuring all work continues to capture the creative ethos embedded in the site.

Since acquisition, Gilini Group has engaged architects and planners to create a sustainable and design led regeneration strategy that preserves historical features whilst updating the site to serve local community and business needs. Gilini Group is working to regularise the site, focusing on ensuring tenant safety and embedding compliance into all development plans. 

The site’s frontage is being modernised to better reflect the creative life within the development and attract more footfall for local businesses. The Tram Depot houses a diverse range of businesses including Blok’s luxury fitness offering, Clapton Country Club whose interior is built from reclaimed and recycled materials, and the Clapton Tram film and photography studio.

An 18 – 24-month transformation plan has been initiated, implementing phased improvements including infrastructure upgrades, improved access, and development of an enhanced public facing identity. 

Gilini Group’s improvements have supported the local businesses at The Tram Depot by increasing site visibility and footfall, and funding long-term infrastructure improvements which are boosting commercial opportunities.

This revitalisation is driving local economic growth, attracting new visitors to Clapton, and helping position The Tram Depot as a key cultural and commercial destination in East London.
