The apartment block, discreetly acquired from receivership, presented a range of challenges that required swift, strategic, and careful intervention, balancing a need to upgrade the property for future tenants, whilst collaborating with the existing community to ensure that the updated properties could be integrated seamlessly into the community.
From the outset, it was clear that the property had suffered years of neglect. Basic compliance had lapsed, documentation was incomplete, and a lack of oversight had led to unregulated tenancies and ongoing trespassing.
An immediate priority was re-establishing safety standards and site security. Within the first month, Gilini Group secured essential safety certifications for gas and electricity, carried out a full fire risk assessment, and rectified tenancy documentation to bring all records up to standard. All essential certificates and assessments were secured.
Alongside compliance work, the building itself required urgent remediation. The grounds were overgrown, and the structure showed signs of significant wear.
Gilini Group worked to source a team of local experts, including builders, plumbers, electricians, and roofers. leveraging cross-industry collaboration, the property was swiftly restored to a safe and presentable condition.
These works were not only about functionality and compliance, but also about dignity for future inhabitants; ensuring residents lived in an environment that reflected care and respect.
Gilini Group also had to resolve legal challenges which emerged in relation to tenancy regulation and a persistent trespasser on site. As always, the Gilini Group approach was guided by sensitivity, collaboration and legal integrity.
Working closely with solicitors to explore amicable solutions where possible, matters were only escalated when necessary to ensure the safety and wellbeing of all residents, employing solicitors to assist where required.
Repair efforts were successful and there was a significant uplift in both the safety and appearance of the building. The transformation not only met compliance standards but also began to foster a renewed sense of community among residents.
Looking ahead, Gilini Group’s vision continues to extend beyond the present. A planning application is currently in process to add a new two-bedroom flat above the existing structure, contributing additional value to the asset and reflecting the Group’s ethos of thoughtful, upward development.
