Ivy Halls Redevelopment Marks a New Benchmark in London Student Living

Acquisition

In April 2025, Gilini Group acquired Ivy Halls situated in Cricklewood, North London. Ivy Hall is a 181-unit student accommodation property previously operated by Middlesex University. Very well connected by public transport to the city centre, Ivy Halls offers students attending both Middlesex University and other institutions in the capital the perfect blend of a calm neighbourhood home, with easy and safe transport routes straight to the vibrant heart of central London.

Oportunity

Recognising the evolving expectations of modern students, Gilini Group aimed to transform Ivy Halls into a high-quality, purpose-built student accommodation (PBSA) site. The goal was not only to upgrade the physical infrastructure but to establish a new student housing brand that would provide long-term value, support student wellbeing, and strengthen ties with the local community by ensuring the project works in partnership with existing local businesses.

Redevelopment

Gilini Group initiated a full-scale redevelopment plan for Ivy Halls to meet these needs. A comprehensive refurbishment programme was launched to convert all 181 rooms into private ensuite units and modernise 12 shared kitchens. A planning application was submitted, architectural teams appointed, and concept rooms are scheduled to be delivered by Summer 2025. Working with local contractors and engaging with Barnet council, Gilini Group aims to benefit Cricklewood as a whole, ensuring all development is completed with both students and the local community in mind, including instigating a programme of ongoing student services.
